Factory Maintenance and Maintenance Executive

I. Job Objective

Ensure all factory machinery, equipment, and utility systems (electrical, compressed air, water, HVAC, and cleanroom systems) operate safely, efficiently, and reliably through preventive maintenance, troubleshooting, and technical improvement.

II. Key Responsibilities

🔹 1. Preventive Maintenance

• Perform scheduled preventive maintenance for all factory equipment, including:
• Mechanical fabrication machines (CNC, Laser cutting, Bending, TIG/MIG welding, etc.)
• Cleanroom equipment, microbiological cabinets, biosafety cabinets, FFU, AHU
• Electrical systems, compressed air systems, lighting, fire protection systems, HVAC
• Maintain complete maintenance checklists, equipment logbooks, and spare parts records.

🔹 2. Corrective Maintenance

• Receive, diagnose, and resolve equipment failures promptly.
• Propose root-cause solutions to minimize recurring issues.
• Perform component replacement, calibration, alignment, and minor on-site adjustments.
• Report equipment failure status, downtime duration, and root causes.

🔹 3. Equipment and Spare Parts Management

• Maintain updated equipment lists, asset codes, and maintenance history in ERP or maintenance tracking files.
• Develop spare parts, tools, and maintenance materials inventory.
• Monitor equipment wear conditions and replacement schedules.

🔹 4. Technical Improvement and Safety

• Propose improvements to increase efficiency, reduce energy consumption, and extend equipment lifespan.
• Participate in developing SOPs for operating and maintaining new equipment.
• Strictly comply with electrical, mechanical, fire safety regulations, and lockout–tagout procedures.

🔹 5. Coordination and Training

• Support Production, QA, and QC departments during machine installation, testing, and validation.
• Train operators on proper equipment operation, cleaning, and maintenance practices.
• Prepare periodic reports on equipment performance and maintenance status for department managers.

Educational Background:

College or Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Electronics, Mechatronics, or Automation.

Experience:

Minimum 1–2 years of maintenance experience in manufacturing plants, mechanical workshops, or industrial equipment environments.

Technical Knowledge:

• Strong understanding of mechanical machinery structures and operating principles.
• Knowledge of industrial electrical systems, compressed air systems, HVAC, pumps, fans, and RO water systems.

Skills:

• Ability to read mechanical and electrical drawings.
• Proficient in using electrical measuring tools such as clamp meters, insulation resistance testers, and pressure gauges.
• Capable of planning maintenance schedules and maintaining maintenance documentation.

Personal Attributes:

Careful, honest, proactive, able to work under pressure, and eager to learn and improve.

Preferred Qualifications:

• Welding and machining skills.
• Basic PLC programming knowledge.
• Electrical safety and fire prevention (PCCC) certifications.

Salary:

• Technical Staff: 10 – 12 million VND/month
• Senior Maintenance Specialist: 12 – 18 million VND/month

Allowances: Lunch allowance.

Bonuses: KPI bonus, 13th-month salary, and equipment improvement initiative bonuses.

Training: Training on operation and maintenance of mechanical, electrical, cleanroom, and microbiology-related equipment.
